Location Selection

 We perform extensive analysis of where the best assets are, starting at a state level, then by city, by neighborhood, down to the micro area we want to be in.  History has shown us that this is a crucial aspect of future performance, cash flow enhancement, and appreciation.  Our selections follow the demographic trends of population growth, migration, employment, crime, quality of life, income growth, path of progress and local attractions.

Efficient Operations

 We identify and work with the best property managers available in our locations through a comprehensive selection process.  We conduct ongoing performance metric monitoring with internally developed tracking methods and employ technology tools that enhance property marketability, occupancy, and renter retention. 

Asset Quality

 Quality properties are our focus, and we want to make money when we buy.  We target good assets next to great neighborhoods that are value priced at competitive capitalization rates.

Ensure Distributions and Safety of Principal

 Extensive risk management and stress testing scenarios are completed so that we can be confident and weather any upcoming storms.  Diligent underwriting processes and thorough financial investigation is conducted ahead of any buying activity.  We must provide our partners with strong returns, preserve principal with strong assets that guarantee rent streams, and minimize risk with conservative cash flow modeling. 

Buy Value and Build Value

  When buying a property, we minimize potential capex required to sustain existing rent levels while maximizing our ability to improve rents via the right enhancements.  We look to ensure value add vs. a value sustain by doing all the right checks on all aspects of an asset up front.
